SCOPE OF WORK
AGA Contractors LLC shall provide demolition and gut-out services at the property designated by the Client within Baltimore City.
Services may include selective or full interior demolition of residential or light-commercial structures, including Baltimore City
rowhomes and multi-unit dwellings. Work may involve removal of non-load-bearing walls, drywall, plaster, ceilings, flooring, cabinetry,
trim, doors, fixtures, and interior finishes as directed by the Client. Demolition is limited to studs and/or subfloor unless otherwise
agreed in writing. Contractor shall load, handle, and remove demolition debris generated from the agreed scope of work, including
placement and use of roll-off containers where applicable. General job site cleanup is limited to demolition-related debris only.
EXCLUSIONS & LIMITATIONS
This description does not include structural or load-bearing demolition, foundation work, framing alterations, or exterior demolition
unless explicitly stated in writing. Electrical, plumbing, gas, and HVAC disconnections are excluded unless specifically authorized. No
asbestos, lead paint, mold, or hazardous material abatement is included and must be disclosed prior to work. Contractor is not
responsible for pre-existing conditions, concealed damage, shared walls, party walls, or conditions typical to Baltimore City
rowhomes.
BALTIMORE CITY COMPLIANCE
All permits, inspections, postings, utility coordination, and compliance with Baltimore City codes and regulations shall be the
responsibility of the Client unless otherwise agreed to in writing. Contractor shall not be responsible for delays caused by inspectors,
utilities, neighboring properties, parking restrictions, or city enforcement actions.
CHANGES TO SCOPE
Any work requested outside of this description, including additional rooms, unforeseen conditions, or city-mandated changes, shall
be considered additional work and may result in additional charges
